There are currently 679 homes for sale in Carmel today!  There are numerous great neighborhoods in Carmel and today I am highlighting Blue Creek Woods.  The location is ideal; off of 106th just west of Gray Road and east of Keystone.  That is ideal access to the interstate or downtown and those neighborhoods in that area sell quickly.

It is also conveninently located near Forest Dale Elementary school and St. Elizabeth Ann Seton Catholic Church.

Blue Creek Woods in Carmel IndianaThere are 69 homes in Blue Creek Woods, most of them built between 1984 and 1986.  The typical price of a home in this area is around $250,000 to $275,000.  Of the 69 homes in this Carmel neighborhood, 43 of them are priced over $250,000.

Currently there is just one home that is available in Blue Creek Woods.  It is a 2100 sq ft home with four bedrooms but, without a basement on over a 1/2 acre lot.  It JUST came on the market on 1/22/10.  Homes do not come on the market very often, only four have sold in the last two years.  That tells you something about the people who live there, they like it!

I sold a home in here in 2008 to an investor.  He will make so much money, makes me wish I had bought it.  It was a distressed property and definitely needed work.  But he got it for $58 a square foot compared to the average in the neighborhood of $111 a sq ft!

I’m not sure there is a Best Neighborhood in Carmel Indiana, but your Carmel Realtor is trying to highlight as many as she can for you.  So, be sure to read about all the great neighborhoods in Carmel.  There is a link below to search by neighborhood if you are curious about a particular one.

There are currently 701 homes for sale in Carmel Indiana.  I have been highlighting different Carmel neighborhoods for about a year now and today I want to highlight Foster Grove.  Foster Grove is located just west of Gray Road between 131st and 136th streets.Foster Grove in Carmel Indiana

Built in the mid 1980s, there are 217 homes in the neighborhood ranging from $225,000 up to nearly $300,000 with most of the homes in the $250,000 to $275,000 range.  They are almost all four bedroom with 2 1/2 baths and a two car garage, most with basements.

There are currently two active homes, one that is a foreclosure and priced at $189,000 or $75/sq ft which is well below the average of $112/sq ft.  The address is 4675 Bedford and the home has 2,508 sq ft and a 445 ft basement and an inground pool.  The kitchen is very small and the floor plan is unusual with the master off the kitchen and a loft over the kitchen.  The work that needs to be done is certainly doable to make the house a great home.  Please contact your Carmel Realtor for a showing of this home or others in the Carmel area.

Over the last year, 8 homes have sold and with two available that makes the absorption rate 90 days which is a good sign for the neighborhood.  The average days on market (DOM) is 53 with most homes selling in less than 60.  In looking at Carmel Indiana Real Estate, this neighborhood has the statistics that deem it a good neighborhood to purchase a home!

In my monthly Carmel sales reports, Brookshire often shows up as one of the neighborhoods with the most activity.  There are several Brookshire neighborhoods, there is North, Villages, Pines and Lakes.  Today I want to highlight Brookshire located between 116th to 126th and Gray.  You’ve probably been by it; it has the pillars with the lions at the entrances.Brookshire Neighborhood

It is an older neighborhood, built mostly in the early 70’s.  Most of the homes have basements and are four bedrooms and 2 1/2 baths.  It is a very large neighborhood with nearly 400 homes.  The neighborhood has beautiful mature trees and winding roads. It is conveniently located near Brookshire Golf Course.

Currently there are only seven homes available.  Five of those are two story homes and the other two are ranch style homes.  There are several tri-level homes as well.  Most of the homes sell for approximately $100/sq ft.  This is one neighborhood that has avoided most of the foreclosure/bank owned homes.  Only one sold since January 1, 2009 and it sold for $66/sq ft. 

The days on the market average is all over the map and that is probably because some of the homes haven’t been updated since the 70’s and others have.  On the short end, they sell in about 60 days; on the long end, they take over 150 days to sell.

Since January 1, 2009 there have been 12 homes that have sold which is a little better than 1 per month.  There are currently seven on the market, so about a six month supply.  A balanced market between buyers and sellers is at five months. 

The location of Brookshire, the variety of homes and the maturity of the area make this neighborhood very popular for people looking to buy a home for sale in Carmel

There are 841 homes for sale in Carmel today!   A few of those homes are located in a neighborhood just north of 116th off of Gray Road called Windpointe.  There are 104 homes in this quiet subdivision with a lake and woods. Windpointe in Carmel Indiana

All of the Carmel homes were custom built in the early 90s.  The neighborhood was developed by Sweet Development and the builders included Tom McHaffie, Will Wright, Homes by Carriger and Curt Curts and Burkett.

Windpointe hosted the “Dream Home” in 1994 highlighting Carmel Real Estate.  Recently they have resurfaced the tennis courts and remodeled the clubhouse (where exercise classes are held twice a week).  They have two swimming pools and the walking path around the lake is 2 miles.

Neighborhood events include a mixer in August with the Flying Toasters!  Also they have an Easter Egg Hunt and Memorial Day pitch in to open the pools.

Schools are Woodbrook Elementary, Clay Middle and Carmel High School

There have been 4 homes that have sold in the last nine months, and there are currently 5 on the market.  This means there is a 10 month supply of homes for this neighborhood; a balanced market is usually at 5 months.  The average price per sq foot is at $137.  If you would like to view any of the active listings in Windpointe or other neighborhoods, this Carmel Realtor would love the opportunity to help you find the right home for you!

Pulte’s Saddle Creek is a popular Carmel Indiana Real Estate location.  It is located in the Spring Mill and Towne area just north of 136th.  There are 493 homes in the subdivision and they were built between 2000 and 2005 for the most part.Saddle Creek in Carmel Indiana

There are so many neighborhoods in Carmel with homes for sale, why would you pick Saddle Creek?  For starters it has very good resale in terms of days on market.  On the average, homes only last about 60 days.

There have been 27 homes sold since January and there are currently 18 active homes for sale; so the absorption rate is about five months.  For this particular time in real estate, five months is good!

The average price per sq ft is right at $110.00; with most homes ranging in price between $275,000 and $350,000.  There is one home currently on the market with 6 bedrooms for $329,000!

Almost all of the homes have a basement and most of the homes also have a three car garage.  They have brick on the exterior with most having composite siding as well.  They have the signature Pulte design with the arched entrance at the front door.

Carmel Real Estate abounds with luxury homes; but it can also be very affordable.  One of my favorite neighborhoods that IS affordable is Lexington Farms.  It is one of my favorites not only for its pricing, but also for its location and proximity to Central Park and the Monon Center.Lexington Farms

As you enter the neighborhood, you will be greeted by rows of blooming pear trees and a white picket fence. There are also nine ponds in the neighborhood giving neighbors scenic views as they walk through the area.

The neighborhood has a variety of ranch and two story homes with square footage ranging from 1,500 to 2,000 and most have beautiful lots.  They also are pretty well divided between three bedroom and four bedroom homes.  They are just a few with basements and/or three car garages.

The neighborhood has its own pool, playground, tennis court, basketball court and clubhouse for residents.   The clubhouse was the old farmhouse for the land.  The Homeowner fees are $135 a quarter or $540 a year.  And it is worth mentioning again, the Monon Trail is located just east of the subdivision, within walking distance.

The neighborhood was built in the early 1990s by Davis Homes.  Their pricing average is about $100 a sq foot with most homes in the $175,000 to $185,000 price point.  The absorption rate for this neighborhood is less than one month!  What a great neighborhood.  There were 12 homes that have sold in the last year, so very little movement in the neighborhood of 290 homes.  There are currently three actives and two pended homes.  Of the 12 that sold last year, there was one that would be classified as a distressed property.

While there are many areas in Carmel that have beautiful luxury homes, it is nice to find a neighborhood like Lexington Farms that has great amenities and location AND price! Be sure to check out the Indianapolis Star article on Lexington Farms.

If you are looking for a home in Carmel, there is an area you should know about.  Tucked away just east of Keystone at 106th are several neighborhoods that are very popular.  These neighborhoods are the Woodlands, Kingswood and Carolina Commons.  Carolina Commons is a prestigious neighborhood located near Plum Creek Golf Course and is conveniently located near I465 to travel west or east.Carolina Commons

Carolina Commons has only 65 homes and they were custom built in the late 80’s.  In the last year only two have sold.  One sold for $800,000 after only 18 days on the market.  It had 5 bedrooms and 5 full baths and 2 half baths with a four car garage and over 10,000 sq ft including the basement. 

The other one was a ranch and had a bit of trouble selling.  It was on the market for over a year and sold at $695,000 after spending much of its time at $797,000.  The MIBOR stats actually show this home selling after 11 days; but it does not show the other times it was listed from 1/1/08 to its sale date of 2/26/09.

Delaware Trace Neighborhood in CarmelWe recently had a Carmel home listed in Delaware Trace where the sellers wanted to down size.  The sellers began to look for their next home because their showing activity was so strong.  They fell in love with a home in Woodland Springs.  The home somewhat resembled the home they were selling; but smaller. We pulled the tax record and started to determine what a fair offer would look like on this home.

In the meantime, their home has a 2nd and then a 3rd showing.  We notice the name of the agent showing their home matches the name on the tax record of the home our clients are looking at in Woodland Spring.  Woodland Springs Home

The plot thickens! Lo’ and behold these two families are looking at each other’s homes!  So we tell the other agent that they are looking at the home of the potential buyer on their home (it does get confusing!) and eventually two purchase agreements are written.  The coordination of this “house swap” required us to be at the top of our game.  Determining values for both homes, handling inspection items and timing, choosing vendors agreeable to both, possession timing (they are moving into each others homes so it had to be almost at the exact same time), and furniture purchases among other things had to be resolved. 

These two transactions closed on June 10th and both parties seem to be thrilled with their new homes!

Cheswick Place located west of Spring Mill and north of 136th (Smokey Row) is a classic neighborhood of custom built homes and beautiful grounds.  The subdivision was developed by Ray Roehling in 1996, with most of the homes being built in the late 1990s and early 2000s.    There are a few homes on Broad Meadow and on Princeton Gate that were even built as late as 2006.

Cheswick NeighborhoodThere are 164 homes in this subdivision.  Over the last year, six homes have sold and there are currently seven on the market.  That is a one year absorption rate.  Of the homes sold, all them had at least five bedrooms and four full baths and over 4,000 sq ft without the basement.  All of the basements were over 2,000 sq ft making these very large homes in Carmel.  Almost all of them had four car garages as well.  The price per sq ft of the homes sold was $136 and the days on market were on the average less than 30 days.

Currently there are seven homes on the market with an average price per sq ft of $148 and one of those seven is a distressed property.  We can definitely see a change in the market as we look at days on the market; most are all well over 30 with one on Sable Run at nearly a year on the market.
