The reality is that 87% of all buyers search for homes on the internet and will not look at print, up from 42% in 2003.  In fact some studies show that people searching for homes through print media declined 50% from 2003 to 2008.

There are reasons for this; by the time a print magazine is distributed, many houses are at the wrong price, withdrawn or even sold and no longer available.  Print is not reliable.  Most buyers want to see the yard, see the kitchen and other parts of the house; print does not do this.  Print give us only one picture and the Realtors® embellishment.  As the Internet has become more popular, fewer advertise in print making the selection minimal.

I did a quick search for Carmel Real Estate and found 172 homes for sale between $250,000 and $350,000 and less than 25% of them had a virtual tour.  Since virtual tours “feed” other internet sites, it is no surprise when you pull Carmel Indiana Real Estate on Realtor.com that only 27% of the homes listed in this same price range have more than 10 pictures with them.  It still amazes me how many Carmel Homes don’t have a single picture or one still with snow on the ground!  You want the best Carmel Realtor listing your home to avoid such basic mistakes.

My process in listing a home (after it has been staged) is to hire a professional photographer to take both the still shots and the virtual tour.  I then load it to various websites; I pay an additional premium to have better placement and more pictures on Realtor.com and also pay a premium to have better placement on Trulia.  I also will have it listed on the DuPont Registry (when applicable). I also employ use of html language to gain placement on Craig’s List and other sites.
