Finding the Right Carmel Real Estate Agent

So often when you begin the process of buying a home, everybody knows a REALTOR you should use; but how do you find the right Carmel REALTOR for you.
Things like experience, knowledge of the local Carmel Real Estate market and availability will enter into your decision. As well as Trust…you want someone you can trust with such a big decision. Here are some things to consider as you start the process of searching for a home for sale in Carmel.
The Metropolitan Board of REALTORS has 5,800 members. There were 75% of those agents that did less than 10 transactions last year. And of the remaining, only 250 agents wrote more than 30 transactions last year. That says that there is a small pool of experienced agents and in this business experience is priceless.
It is so much more than sitting down and listening to what you want; it is asking why those things are important to you, it is watching you in the homes and listening to your emotion and the questions you ask, it is understanding your motivation, it is shaking the etch a sketch sometimes to find a house that is perfect for you that you hadn’t thought of.
It is so much more than opening the door; it is the way we look at the home ( we look for wear/tear, water issues, cleanliness), the analytics we do with the history of the home and comparables in the neighborhood, it is the way that we negotiate and the way that we troubleshoot the issues to protect you in the process.
If you are a first time buyer, come visit our first time home buyers clinic that we hold each month; registration is required. But we have a Real Estate agent, a lender and a home inspector go through the process (45 minutes) and then have a Q & A. We give you some great handouts to take with you too.
I am one of the 250 agents that wrote more than 30 transactions last year; and at the end of the day, I want to sell you “I gotta have that house”; not “that house will do”. I have experienced many hurdles over my career since 2001 and while I probably haven’t seen it all…I’ve seen a lot. Every transaction will typically have a least one blip…find an experienced agent you can trust.

Searching for a home for sale in Carmel Indiana

Trying to find the best tools to search for a home for sale in Carmel Indiana? I have a few great ones for you.
If you are an iPhone user, there are several tools that you can get by heading over to the Carmel Indiana Real Estate website or you can just read the QR Code.
If you like using a map feature and filling in criteria online; we have a search for homes in Carmel by map feature too.
If you just want a quick search for homes in Carmel under $150,000 or between $150,000 and $250,000, etc; try our quick search!

Carmel Indiana Homes for Sale – Where do I start

There are 794 homes for sale in Carmel Indiana today; that would overwhelm the most organized of buyers! Where do you start?
I like to have a buyer’s consultation meeting with my buyers. I like to learn about why they are looking for a new home, what they would like in their new home and what pricing is comfortable for them.
I then match that with what I know about the market. I can search in MIBOR for Carmel homes that are within a certain price point, in a certain part of Carmel (we have a map drawing feature on MIBOR), have certain amenities, etc.
I can take the 794 homes and narrow it down to something far more manageable and far more meaningful for my buyers.
I like using MIBOR because it is real time. Often when clients look at Realtor.com or Trulia, they see active homes that have a contract on them. Realtors ® are not “pending” the listing as often because there are so many ways a deal can fall apart lately.
I like to meet with my buyers and set them up on an automatic search for homes for sale in Carmel. Then when a listing that matches their criteria comes on the market; they are immediately emailed the listing.

Updating your Carmel Home with Color

Maybe you are getting r
eady to sell your Carmel home, or maybe you just want a new look. Sometimes just changing the paint color can give you that new fresh look; without all the renovation dollars!
There is a great new tool out on the web that makes choosing a paint color easier. The tool is from from Sherwin Williams and allows you to upload your room photo and try out various colors.
There are great new Spring colors out too; Benjamin Moore has a great selection. Don’t be afraid to experiment; paint is cheap. If there is a little “bold” in your personality but your spouse/significant other doesn’t have that same gene, try it as an accent wall as middle ground.
As a buyer, don’t let bold colors in a home “color” your view of that home. Again, paint is cheap and very cosmetic. If the bedroom in a home you love is Pepto Bismol pink…no worries. It can be painted easily.

Carmel Indiana Most Expensive Homes for Sale

There are currently 669 homes for sale in Carmel Indiana. Of those homes, 168 are over listed at over $500,000. That is what we consider a luxury home. There are 34 homes listed at over $1,000,000.
The most expensive home in Carmel today is listed for $2,999,999 and is located in Bridelbourne (106th and Shelbourne). It has 9,411 sq ft (main/upper) with a master on the main level that is 32 x 24 (a normal bedroom is probably around 17 x 17) and five additional bedrooms all upstairs (often you will find a bedroom in the basement but they are all upstairs here).
The kitchen measures 30 x 19 with impressive tile.
There is an additional 2,536 sq ft in the finished basement. It has a home theatre, wet bar, sauna and very contemporary finishes.
It sits on 2.8 acres. There is an inground infinity pool, spa and tennis court. And there is a basketball court…hmmm…did a famous basketball player live here?
Are you a car collector…well this garage fits 6 cars!
This is a beauty and has been reduced a number of times; so could be had for a great price perhaps.
Taxes on this property run $26,000 a year and that is with exemptions filed.

Is there a Best Neighborhood in Carmel

I am often asked what is the best neighborhood in Carmel…and much like an attorney I have to say it depends.
Everyone has their own tastes and wish list for their next home. Depending on what that is…defines the best neighborhood for them.
There are 654 homes for sale in Carmel today; it is likely the perfect one for you exists!
Things that might matter are its proximity to the Monon Trail, Clay Terrace, the Monon Center, Carmel High School. Other things that might matter are children friendly or family friendly neighborhoods (best way to find one of those is to see how many swing sets are in the neighborhoods!). Some folks who want to live in Carmel travel to downtown, so easy access might be important.
Now if you are looking for the best resale values in Carmel neighborhoods, that is something I can comment on. Each time I am with a client and they zero in on what they are looking for we talk about the resale dollars and length of time on the market for neighborhoods. That is always important because you never know when you will need to sell again. You can begin to see some of that by reviewing the Carmel Real Estate Reports for each month.

Searching for a Ranch in Carmel

If you are looking for a ranch styled home for sale in Carmel, there are 111 of those available today. As a Carmel Real Estate agent, I like to encourage dialogue about why my buyer desires their needs/wants in their next home. Take for example the person that wants a ranch in Carmel…if we chat further they sometimes tell me they want to avoid stairs, their knees are getting bad. Or they may say they don’t want to carry laundry and this makes it more likely they won’t have to do that.When I listen to my clients, sometimes I can give them more options. In the case of someone who wants to avoid stairs…maybe having the master on the main level is enough to accomplish that. If we look today at homes for sale in Carmel with the master on the main level, there are 271. So we have put another 160 ho
mes in the mix for the buyer to choose from rather than limited it to just the 111 ranches for sale.The same with the laundry on the same level as the master bedroom; there are property descriptions for each MLS and we can search for key words like that.There are usually more criteria to attach so that someone isn’t going through 271 homes. For example, if the buyer wanted that plus a basement the number would reduce to 163; and if they wanted something newer than 2000 for the year built, it would reduce to 93 and so on. First Time Home Buyers Class in Carmel area

Who do you know that is just beginning to think about buying a home in Carmel for the first time? I am having a First Time Home Buyers class with a lender and home inspector and me the REALTOR. We will be answering many of the common questions first time home buyers have. It is a great opportunity to meet with all the key people in one room in a low key environment and gather information that might be useful now or 6 months from now.
We give out copies of a Purchase Agreement, Good Faith Estimate, MLS sheet and Inspection Report in our packets, going over each one during the class. We also cover questions such as:
- What is required to get a pre approval
- How much house should I purchase
- What’s the process for buying a home
- Where can I find the best deals
- What do you usually find in an inspection

Carmel Indiana Homes for Sale

There are a variety of ways to search for homes for sale in Carmel Indiana. On our website alone, you can search by map, by price point, by neighborhoods in Carmel or by sending me a quick synopsis of what you are looking for in your next home. Realtors have lots of features to make the home selection process easier.
Today there are 710 homes on the market; the graph shows the number of homes for sale in Carmel by various price points. But let’s talk about what you want in your next home.
For example, maybe a master on the main level is important to you. Most Realtors will pull ranch style homes for you, but as your Carmel Real Estate agent I would use the criteria “master on main” to get all homes with that criteria. In this case the number of homes with master on main is 316 and of those 108 are in two story homes.
Maybe you would like a large lot, something more than 1/2 acre. There are 129 homes today that have more than a 1/2 acre. Maybe a gourmet kitchen is something you want in your next home. Today, there are 99 of those listed, 19 that also have at least 1/2 acre of land and 14 that also have the master on the main level!
You can quickly see that a Realtor in Carmel has lots of options to get you started in your search and it is very easy for us to change the search criteria if you need something different.
