Carmel Indiana Homes Sold August 2011

We are seeing some positive news for the number of homes sold in Carmel this month. In August there were 145 homes compared with only 119 a year ago; that is a 22% increase. Of course we would expect the numbers to be a bit higher since during 2010 we “borrowed” buyers during the first time buyer credit program.
But we are over the 2009 numbers too…so good news. The number of days on the market is a bit longer at 90 compared with 78 a year ago. The price per sq ft is relatively unchanged at $115/sq ft.
The luxury homes market in Carmel shows great signs of improvement. There were 25 homes over $500,000 that were sold in Carmel in August of 2011 compared with just 17 a year ago.
Neighborhoods that saw a lot of activity were Brookshire (7), Plum Creek (5), The Retreat (a condo development near the Monon) and Village of West Clay with 11.

Carmel Indiana Homes Sold July 2011

Banner month for Carmel Real Estate. There were 142 homes sold in July of 2011 compared with 125 in July of 2010! Also great news with the days on market decreasing to 78 from 83 a year ago and the average sale price increasing to $334,600 compared with $332,600 a year ago.
It is important to at least note that June of 2010 was an extremely heavy month of sale making July of 2010 a bit on the lighter side. It is important to see this type of increase given the last few months that have lagged behind the 2010 numbers.
The luxury market was fairly consistent with just over 20 homes over $500,000 in Carmel selling in both July of 2010 and 2011.
The most expensive home sold in July of 2011 was for $1,350,000 in Bridlebourne. It had 7,000 sq ft and an additional 3,000 in the finished basement. It was on the market for only 51 days!

Carmel Indiana Homes Sold June 2011

Are you curious about what homes are selling for in Carmel Indiana or how long it is taking to sell a home in Carmel? This is a great article to read!
We are still seeing a bit of a decline from a year ago (third month in a row!)…this June we sold 145 homes in Carmel compared with 165 a year ago.
Neighborhoods in Carmel that did well are popular Builder neighborhoods; both Arden and Stanford Park (Ryland) and the Traditions at the Monon (Pulte) had many homes sell this month. And the Village of West Clay, as usual, had many homes sell.
The days it takes to sell a home have been increasing…they were 91 this June compared with 68 a year ago for June. The price per sq ft though has increased to $116 from $110 a year ago.
The luxury market (those homes over $500,000) remains steady. There were 20 homes this June and 20 homes last 20 that sold.
On a YTD basis…we are just 8% behind the volumes of 2010. We are seeing the same increase in time to sell a Carmel home at 100 days compared with on average 85 days for 2010. The price per sq ft is relatively unchanged at $110 this year and $112 a year ago.

Carmel Indiana Real Estate Market Report January 2011

As we ended 2010, the Carmel Real Estate market looked strong and we continue that trend into January to some extent. If you missed the year end 2010 Carmel Real Estate market report, be sure to check it out!
For January 50 homes in Carmel were sold in 2011 compared with 54 in January of 2010. The 50 homes is about the norm in the area, Fisher sold 48 homes and Noblesville 40 in January of this year. Weather certainly played a role in that…with all the ice we have had, I’m sure February might be a tad lower as well.
The Days on the Market were down from 2010 from 98 to 85; so a 15% improvement. We did see the price per sq ft drop from $116 in 2010 to $106 in 2011. I think part of this could be tied to the number of luxury homes in Carmel that sold. In January of 2010 there were 14 and only 8 in January of 2011…those luxury homes typically sell for a much higher $/sq ft and without as many; could have brought the total price per sq ft down.
The most expensive home that sold in Carmel in January was in the Village of West Clay for $887,000; it had only been on the market 45 days. I did check the archive to see if it had been listed before and then expired and relisted with new days on market…it had not. It was over 7500 sq ft and was stunning.
Neighborhoods that sold the most in Carmel were the townhomes in Arden and Saddle Creek.

Carmel Indiana Real Estate Market Report October 2010

Ouch, not a good month for Carmel homes selling this month! This month is the largest decline in comparison to 2009 at a 53% decline. I am, however, hopeful November will be the turning point with the election behind us. Consumer confidence was on the way up with the news of the U.S. employment jumping by more than anyone expected in October.
Homes that sold in Carmel in October were 63 this month compared with 139 in October of 2009. The days on market are also higher at 116 compared with only 82 days on the market last October.
However, here is a bit of good news, the price per square foot is up to $115 from $111 a year ago.
The big news in October was of course the Hilbert Mansion selling for $3MM cash!
That was perhaps the only good news in the luxury market (over $500,000). In October of 2010 there were 10 homes selling compared with 23 last October! Yikes….
The neighorhoods were pretty varied this month, just the Village of West Clay with the majority.

Carmel Indiana Real Estate Market Report September 2010

We have a trend beginning that I hope will end soon! This is the third month of declining sales from a year ago; with a 28% drop this September compared with last September.
Let’s look at the graphs.
The number of homes that sold in Carmel Indiana was 84 this month compared with 116 last month. However we can gleen some good news from the analytics that your Carmel Real Estate agent does each month. When I run the statistics I am showing an increase in price per sq ft of 6%. Now this could be a result of more homes in Carmel over $500,000 selling in September of 2010. There were 14 of these homes in September of 2010, compared with only 8 in September of 2009. So the luxury market in Carmel looks to be doing well.
The most expensive home in Carmel that sold in September was for $1,200,000 and had been on the market since April of 2009 beginning at $1,600,000. It is located in the 106th and Shelborne area of Carmel. It had 8,000 sq ft, five bedrooms and 7 baths!
This of course would be negated if we considered the sale of the Hilbert Mansion with 25,000 sq ft for $3,000,000; it was originally listed at $20,000,000 five years ago.
The least expensive home was in the Wentworth of West Clay, there were two bank owned that sold for less than $50,000.
Neighborhoods that sold the most in Carmel during September 2010 were Cherry Creek, Shelborne Green both with three and the Village of West Clay had 5 and an additional 3 in the Wentworth section.
If we look at the quarterly data, we can see the statistics for the last three months showing the homes sold in Carmel for the third quarter down quite a bit. In addition, when looking at the days on market, it is showing an increase from last quarter. July-Sept of 09 was 71 days on the market compared with 77 this past quarter of 2010. However 77 days is still a great number for the time it takes to sell a home in Carmel! The price per sq ft is also not really good news, it is stable right at about $105 a sq ft.
The number of homes sold in 2009 for the third quarter are 387 compared with 308 in the third quarter of 2010. That is a 20% decline for the quarter.
Part of this can obviously be explained in looking at the 2nd quarter data, when the tax credit was available. We saw nice increases in each of those months.

So we will wait and see what that last quarter holds in store for Carmel Real Estate, there are currently 838 homes/condo’s for sale and the interest rates are crazy low. If you are looking for a home, I would love the opportunity to exceed our expectations!

Carmel Indiana Real Estate Market Report August 2010

It’s that time to review the Carmel Real Estate market again. Carmel continues to look good compared to last year; although the last two months have seen a decline. Last month we saw a 22% decline and this month we are seeing a 15% decline. This is far better news than the neighboring Fishers Real Estate market that has seen a 42% decline last month and a 58% decline this month!
There were 113 homes in Carmel that sold in August compared with 129 homes in August of 2009.
The days on market were consistent at 79 which is quite amazing given the drought of buyers most cities are seeing right now.
The average price per sq ft is $115 compared with $109 a year ago so also good news. The average price of homes sold in Carmel increased about 5%; the average this August was $336,000 compared with $308,000 a year ago at this time.
The luxury market in Carmel (homes over $500,000) remains stable as well, this year and last year 17 homes over $500,000 in Carmel sold in August.
Neighborhoods that saw inventory sell were Brookshire, Harrowgate (131st and Keystone), Lakeside Park, Shelborne Green, VWC and Woodland Springs sold five; the most of any neighborhoods in Carmel.
I have seen a slight increase in buyers in the last week or so and am hopeful September will be strong. The interest rates are still very low and make buying a home in Carmel now a great choice. There are so many great homes for sale in Carmel and you can search by neighborhood!

Carmel Indiana Real Estate Market Report June 2010

…and the beat goes on. Carmel Indiana Real Estate continues an impressive 2010 run with yet another month beating the 2009 levels. This is quite an impressive trend! For June 151 homes/condo’s were sold with an average DOM of 67 and a $/sq ft of $111.00. This compares with June 2009 that saw 143 homes sold with an average DOM of 85 and a $/sq ft of $117.00. 
For the six months ending 6/30/10, there have been 642 homes sold in Carmel Indiana compared with 525 for the same time period in 2009.
In June of 2010, there were 19 homes greater than $500,000 and two that were over $1,000,000 that sold. They were one in Williams Creek for $1,200,000 that was on the market just 102 days with 5,400 sq ft and an additional 3,000 in the finished basement. The other one was in Coppergate for $1,400,000 with 6,000 sq ft and an additional 1,400 in the finished basement and also an inground pool. I currently have nearly 2 acres of land for sale in Coppergate.
Neighborhoods with high activity in June included Arden Townhomes by Ryland, Cool Creek North, Long Ridge Estate, Saddle Creek, Village of West Clay. (There is actually a one bedroom one bath for sale in West Clay for less than $50,000 right now!).

Carmel Indiana Real Estate Report for April 2010

I’m about to tell you about another great month in the Carmel Real Estate market! Currently there are 843 homes for sale in Carmel; 132 of those are condos and the other 711 are homes. Of the 843 homes on the market, 84 of them are less than $150,000.
May was another terrific month for Carmel Real Estate. There were 122 homes sold compared with 89 last April 2009. That is a 37% increase in homes sold from a year ago! Fishers Real Estate experienced a similar increase at 25% from a year ago.
Please note that April 2010 out sold April 2008 too!
The graph shows that this is the fourth straight month 2010 has out sold 2009; keep in mind the tax credit expired in April and we may have borrowed buyers from summer months. Time will tell.
The news continues to be good as I review key indicators. For the days on market we saw 76 days this month compared with 107 a year ago! For the price per square foot, we saw $106 compared with $104 last April. That is all great news!
As I reviewed the luxury market (Carmel Homes over $500,000); we saw good news again. Last April there were 5 homes that sold over $500,000; this April there were eleven! The highest priced home that sold this month was $840,000 in Foster Estates.
Neighborhoods that sold the most in April were Briar Lane Estates (near 96th and Keystone), Foster Estates, Plum Creek and Village of West Clay.
I have been doing Carmel market reports for over a year now and it is great to be sharing good news. I love the graphs and hope you do too; as an Accountant in a previous life, I think pictures show us trends which is far more important than just monthly data.

Carmel Indiana Real Estate Market Report through August 2009

There are currently 846 homes for sale in Carmel Indiana and 144 additional homes that are under contract (pended). The graph below shows 122 homes sold in August compared with 130 in August 2008, so very close with the activity of a year ago.
The neighborhoods with the most sold in August were Brookshire, Plum Creek and Shelborne Greene. From the graph we can see that August actually is the closest to its counterpart in 2008; so maybe that is good news!
The highest priced home in Carmel that sold was for $1,255,000 in Bridlebourne and it was only on the market 109 days. The Indianapolis Business Journal had an article two weeks ago that said million dollar homes weren’t selling; this one must have been priced well and in great condition. There was one other home that sold over a million; it was in Windsor Grove and sold for $1,100,000 and on the market for 222 days.
There were six homes that sold for less than $100,000. It is very hard to find a home in Carmel for sale that is less than $100,000. Most of these are condo’s. Buyers in this price range might have more options is they searched in Fishers or Noblesville.
There were only 12 distressed properties compared with 8 a year ago; there just aren’t quite as many in Carmel. I did happen to see one this weekend that is a great deal in Bellewood.
