Homes Sold in Carmel 2011 Stats

Homes sold in Carmel for the year 2011 compared to 2010 were up 7% which is great news. There were 1324 homes sold in Carmel in 2011 compared with 1234 a year ago. ![]()
Nearly every quarter in 2011 outsold the quarters of 2010. Probably the only reason the 2nd quarter lagged was due to all the first time home buyers in 2010 in that time period trying to take advantage of the $8,000 first time home buying credit.
It is good to see amidst all of the negative rhetoric about the declining housing market that at the end of the year we can see our local Carmel Real Estate market exceed the levels of a year ago.
There was some bad news though. The length of time a home for sale in Carmel was on the market was one of those. In 2011, the average was 97 days, the median (most common) was 75 days…so still better than most cities in the country. In 2010, our average days on the market were 88 and the median was 65.
In addition we did see the average price of a home drop to $312,400 from $324,000 a year ago.
The Marchant Team sold 38 homes and our average days were 69; so we typically can sell faster than the average agent in Carmel.
We do this because we have experience in preparing a home for sale (i.e. staging), pricing the home correctly and marketing the home better than most (i.e. IVR system, enhanced website placement, etc).

Carmel Real Estate Market Report November 2011

There were over 100 homes sold in Carmel in November which is a 45% increase over a year ago!
Carmel (unlike Fishers at the moment) is seeing market trends that any city would embrace. Their average price of home sold was $353,000 compared with $288,000 a year ago. Their days spent on the market were 91 compared with 109 a year ago.
Even the luxury market is seeing good news. There were five homes over $1 million sold in Carmel in November compared with zero last year. The interesting thing is that many of the homes sold were ON THE MARKET last year! The most expensive home sold in Carmel was $2,360,000 in Bridlebourne, but started out on the market 875 days ago at $4,500,000.
Neighborhoods that saw increased activity this month were Carmel Meadows (3); Lakes at Hazeldell (5); Plum Creek (5) and as usual the Village of West Clay with 9 selling in this November.
I know there are many of you still waiting for that buyer, do not give up. We see lots of buyers come in the December/ January timeframe. Carmel Indiana Homes Sold August 2011

We are seeing some positive news for the number of homes sold in Carmel this month. In August there were 145 homes compared with only 119 a year ago; that is a 22% increase. Of course we would expect the numbers to be a bit higher since during 2010 we “borrowed” buyers during the first time buyer credit program.
But we are over the 2009 numbers too…so good news. The number of days on the market is a bit longer at 90 compared with 78 a year ago. The price per sq ft is relatively unchanged at $115/sq ft.
The luxury homes market in Carmel shows great signs of improvement. There were 25 homes over $500,000 that were sold in Carmel in August of 2011 compared with just 17 a year ago.
Neighborhoods that saw a lot of activity were Brookshire (7), Plum Creek (5), The Retreat (a condo development near the Monon) and Village of West Clay with 11.

Carmel Indiana Homes Sold July 2011

Banner month for Carmel Real Estate. There were 142 homes sold in July of 2011 compared with 125 in July of 2010! Also great news with the days on market decreasing to 78 from 83 a year ago and the average sale price increasing to $334,600 compared with $332,600 a year ago.
It is important to at least note that June of 2010 was an extremely heavy month of sale making July of 2010 a bit on the lighter side. It is important to see this type of increase given the last few months that have lagged behind the 2010 numbers.
The luxury market was fairly consistent with just over 20 homes over $500,000 in Carmel selling in both July of 2010 and 2011.
The most expensive home sold in July of 2011 was for $1,350,000 in Bridlebourne. It had 7,000 sq ft and an additional 3,000 in the finished basement. It was on the market for only 51 days!

Carmel Indiana Homes Sold June 2011

Are you curious about what homes are selling for in Carmel Indiana or how long it is taking to sell a home in Carmel? This is a great article to read!
We are still seeing a bit of a decline from a year ago (third month in a row!)…this June we sold 145 homes in Carmel compared with 165 a year ago.
Neighborhoods in Carmel that did well are popular Builder neighborhoods; both Arden and Stanford Park (Ryland) and the Traditions at the Monon (Pulte) had many homes sell this month. And the Village of West Clay, as usual, had many homes sell.
The days it takes to sell a home have been increasing…they were 91 this June compared with 68 a year ago for June. The price per sq ft though has increased to $116 from $110 a year ago.
The luxury market (those homes over $500,000) remains steady. There were 20 homes this June and 20 homes last 20 that sold.
On a YTD basis…we are just 8% behind the volumes of 2010. We are seeing the same increase in time to sell a Carmel home at 100 days compared with on average 85 days for 2010. The price per sq ft is relatively unchanged at $110 this year and $112 a year ago.

Carmel Indiana Homes Sold in May 2011

Carmel Indiana saw a 25% decline in homes sold in May 2011 from May 2010. There wre 112 homes sold in Carmel compared with 151 last year at this time.
This is the 2nd month in a row where 2011 has lagged 2010.
Other statistics that we watch are Days on Market (how long does it take from list to close) and the price per square foot (which most certainly varies by neighborhood…). For May of 2011; the DOM was 86 compared with 67 a year ago…so it is taking longer to sell homes in Carmel. The $ per sq ft is down just a bit at $110 versus $112 a year ago.
There were 13 homes over $500,000 that sold in May of 2011 compared with 16 a year ago. The highest priced home that sold in Carmel was $1,700,000 in Bridlebourne with over 11,000 sq ft. It was on the market for 623 days.
The lowest priced home in Carmel to sell was $60,000 in the Keystone and 126th area. It was a bank owned home.
Neighborhoods that saw a large number of sales include Avian Glen with 3; Cool Creek with 5; Village of West Clay with 6 and Woodfield with 4. These are some of the best neighborhoods in Carmel!

Carmel Indiana Homes Sold in April 2011

The number of homes that sold in Carmel for April was 94; this compares with 126
homes in April of 2010. At first glance this might seem like really bad news…but when you look at the trend…April is the first month that 2010 beat 2011. Here’s why I think; April 2010 was the last month to go under contract to be eligible to receive the $8,000 first time buyer tax credit. It had to close by June to be paid. So there was a lot of activity last year at this time.
The days on market were much higher this month at 99 versus 79 a year ago. But the price per sq ft increased to $110/sq ft from $106/sq ft.
The luxury market in Carmel (greater than $500,000) is a tad behind 2010; there are 6 that sold in April this year compared with 11 last year.
One interesting tidbit; the most expensive home sold was within a mile of the least expensive home. They were both at 106th and Meridian! The most expensive was $799,900 with over 7,000 sq ft and it took 241 days to sell. This was on the west side of Meridian. The least expensive home was a $62,000 HUD home that had just over 1,000 sq ft and it was on the east side of Meridian.
Neighborhoods that saw a lot of activity this month were Delaware Trace (3); Lakeside Park (3) and the Ridge at Hayden Run (4).

Carmel Indiana Homes Sold in March 2011

There were 109 homes sold in Carmel Indiana in March; up from 102 last March. Carmel Real Estate has consistently been close to last year 2010 and way ahead of 2009 for the first quarter. There were 225 homes sold in Carmel for the 1st quarter 2011 compared with 221 in 2010 and 180 in 2009.
This is a bit of a different story than what we are seeing in Fishers Real Estate market reports.
The days on market did increase from a year ago…currently running 116 days compared with 82 a year ago. That’s a pretty significant increase. There were 17 homes of the 109 that sold that were older than 200 days on the market.
The price per sq foot is also declining at $109 down from $114 a year ago.
Part of this decline in price could be the number of luxury homes sold in Carmel; those over $500,000. In March of 2011 we had 9 compared to 17 last year. In the 1st quarter in 2011 we had 23 compared with 47 in 2010. This could explain why some of the land in the Village of West Clay was sold to Pulte…expensive homes in Carmel are just harder to sell right now.
Neighborhoods who sold the most homes sold were Arden Townhouses, Claridge Farms, Longridge and Saddle Creek.

Carmel Indiana Homes Sold in February 2011

There are currently 760 homes for sale in Carmel Indiana and of those 78 are below $150,000. February was another good month for Carmel Indiana Real Estate; matching the 2010 numbers.
In February there were 66 homes sold in Carmel compared with 65 a year ago. The graph shows both January and February results comparable to 2010. The days on market are also improving at 104 days this month versus 115 days a year ago.
Where we might see some differences is in the luxury or wealthiest homes in Carmel. Last year there were 13 homes over $500,000 that sold; this month (February) there were only four. And of the four homes three of them sold for $100,000 less than their list price, so quite a buyers market. It might be that there was an appraisal issue also. These days we sell the house to the buyer and then again to the appraiser.
These luxury homes in Carmel can skew a price per sq ft number. If we look at all homes, the price per sq ft is $104 compared with $122 a year ago and we might become alarmed by that. Lucky for us, your Carmel Real Estate agent is also an Accountant and loves to analyze the numbers !
So, if I take out the four homes this month and the 13 homes from a year ago that are over $500,000 and recalculate the price per sq ft; it is $100 this month compared to $103 last year…so much less of a drop.

Carmel Indiana Real Estate Market Report January 2011

As we ended 2010, the Carmel Real Estate market looked strong and we continue that trend into January to some extent. If you missed the year end 2010 Carmel Real Estate market report, be sure to check it out!
For January 50 homes in Carmel were sold in 2011 compared with 54 in January of 2010. The 50 homes is about the norm in the area, Fisher sold 48 homes and Noblesville 40 in January of this year. Weather certainly played a role in that…with all the ice we have had, I’m sure February might be a tad lower as well.
The Days on the Market were down from 2010 from 98 to 85; so a 15% improvement. We did see the price per sq ft drop from $116 in 2010 to $106 in 2011. I think part of this could be tied to the number of luxury homes in Carmel that sold. In January of 2010 there were 14 and only 8 in January of 2011…those luxury homes typically sell for a much higher $/sq ft and without as many; could have brought the total price per sq ft down.
The most expensive home that sold in Carmel in January was in the Village of West Clay for $887,000; it had only been on the market 45 days. I did check the archive to see if it had been listed before and then expired and relisted with new days on market…it had not. It was over 7500 sq ft and was stunning.
Neighborhoods that sold the most in Carmel were the townhomes in Arden and Saddle Creek.
