If you want to enjoy an evening out without traveling to downtown Indianapolis; this is a great choice.
I was out showing homes for sale in Carmel last week and kept going by the Palladium; my inspiration for this post. Most of these were townhomes; but how great to own a home in the area and be able to walk to such great entertainment.
I also got a chance to see the apartments along Main street…the development on the Southside of the street near Muldoons enjoys a 98% occupancy rate; that’s wild success!
The Carmel Arts District is alive and well!
Water is certainly a premium in the Indianapolis area…but image looking out your wall of windows over this body of water each morning! It is Bayhill in Carmel, located on 126th in between Hazeldell and Gray Roads. It is very convenient to shopping, schools and restaurants.
Bayhill in Carmel is a community of approximately 250 homes; many with water or wooded views. They were built in the mid 1990s and most have basements and three car garages.
There is not a great deal of turnover in the neighborhood with only 7 selling in calendar 2010. There are currently 4 active homes; giving this an absorption rate of 8 months.
The four currently active have five bedrooms and one with five full baths, the others with four full baths.
Typically they have at least 3,000 sq ft (main/upper) and an additional 1500 sq ft in the basement.
Historically they sell for about $150/sq ft; but those on the water will sell for closer to $180/sq ft. The highest assesess valued home in Bayhill is just over $1,000,000. In general the homes sell for between $450,000 and $650,000.
Bayhill amentities include a pool, tennis courts, a clubhouse and walking trails.

Carmel Real Estate has some of the best neighborhoods in Central Indiana. Located just north of 131st on Hazel Dell is the beautiful neighborhood of Avian Glen. There are approximately 225 homes in this neighborhood built primarily between 1993 and 1996.
Nearly every home has a basement and three car garage and many homes have 5 bedrooms and at least three full bathrooms. They are all custom built homes and are brick/cement siding. Most of the homes are at least 3,000 sq ft with an additional 1,000 to 1,500 in the basement area.
What is so amazing about this neighborhood is the days on market; there have been five homes that have sold since 1/1/10 and the average days on market is a mere 38!
Of those five, two of them sold in less than 7 days!
There are currently six homes for sale; they are between $350,000 and $450,000 so fairly large range. However the average price per sq ft is fairly stable at $130. All of these homes came on the market after June 30th; so they are all relatively new.
Avian Glen is convenient to Cherry Creek School, all of the shopping/restaurants at 146th and Hazel Dell. Hazel Dell is one of this Carmel Real Estate agents favorite streets to use with the ease of traveling because of the round-a-bouts. Townhome or condo living is the way of the future as more and more individuals don’t want to waste time with yard work and are always short on time.
Several builders such as Ryland and Pulte have built townhome communities in the Carmel Real Estate arena, one of the best is the Townhomes at Guilford. It is located just north of 116th on Guilford, close to shopping and more importantly the Monon Trail.
There are approximately 100 townhomes in the Townhomes at Guilford built primarily between 2005 and 2008. Our listing in this subdivision is at 772 Ivy Lane. It has 2500 sq feet and is an end unit that looks out onto the pond and fountain, so wonderful unit. It has three bedrooms and three and 1/2 baths! It has granite countertops and numerous updates.
There are 10 units available throughout Carmel in various areas and three have sold in the last seven months. The Towne at Guilford is one of the most convenient located communities. The maintenance fees run around $175 a month.

It’s time to highlight another neighborhood in the Carmel Real Estate market; I think we are up to about #15 so be sure to read about all the Carmel Neighborhoods. Today we are looking at Spring Farms.
Spring Farms is located between 131st and 136th off of Springmill Road. It is a neighborhood of about 110 homes built between 1995 and 2001. There are basically just five streets in the neighborhood; Spring Farms Drive, Ira Way, Violet Way, Freehold Court and Shoemaker.
The homes typically have basements and three car garages and nice sized lots. For the most part, the homes sell in less than 60 days so resale is very good in Spring Farms.
There have been three homes that have sold in the last year; so very low turnover. There is currently one home that just pended; it was listed at $279,900 and pended in 34 days.
The other three homes in Spring Farms that sold were at $348,750 and two at $295,000. On average they sell at about $105/sq ft.
Spring Farms is located on one of the most desirable streets in Carmel; Springmill Road is a great alternative to Meridian for travelling. This neighborhood is located near Clay Terrace with lots of shopping and restaurants. Located in West Carmel, this community called Bellewood is still building custom homes. It is convenient to Michigan Road to access the interstate for downtown or Chicago. There is one we just listed that was built in 2005 that is a beauty.
It is located at 13214 Mink Lane and has over 7,000 sq ft and is stunning. It is a complete brick home which is rare in this area. It has a three car garage and five bedrooms, with master on the main level. It has beautiful details with crown molding, hardwood floors and transom windows in nearly every room on the main level with increased sunlight exposure.
The kitchen has a beautiful hearth room with stone fireplace that is gas. The kitchen opens to this room for easy entertaining and family time. There is also a breakfast area and formal Dining Room.
The basement is 2,800 sq ft so a lot of space. There is a bonus room, wet bar, full bath, exercise room and more with daylight windows.
The yard is over 1/2 acre and sits on the corner. There are lots of evergreens in the backyard for privacy.
Every month when I write the Carmel Indiana Real Estate market report; the Village of West Clay is always among the top sales for neighborhoods. So, I thought it was time to dedicate a post to the Village of West Clay.
What people love about the Village is the quaint atmosphere, walking trails, beautiful architecture and all the amentities that are available. I often think that many of us grew up when we played hop scotch, four square and tether ball and have grown up and lost the values and the balance we once had. We all work so many hours and try to cram so much into our lives. I think the appeal of the Village of West Clay is that it reminds of us of those simplier times.
There are 657 homes or townhomes located in VWC. On average, the median appears to be about $500,000. The highest assessed value is over $3,000,000. The highest ever sold in VWC was for $2,550,000 in 2008 on Rhettsbury Street.
Currently there are 88 properties for sale in the VWC; three of those are under $150,000 on University Crescent which is the big white building. They are typically 1200 to 1500 sq ft and have a monthly maintenance fee of approximately $300.
The highest priced home for sale in the VWC is currently 12750 Bird Cage Walk for $2,795,000. It is 11,000 sq ft and has four bedrooms and five full baths. It has been on the market since 7/8/09.
Last year 68 homes sold so that the absorption rate is over one year for the Village of West Clay; a balanced market is 5 months.
As you might expect the sales prices vary greatly. There were 34 homes that sold that were over $500,000. They had a $185/sq ft price and sold on average in 134 days.
There were 34 homes less than $500,000 and those homes sold for $142/sq ft and on average in 108 days.
Every so often there are bank owned homes for sale in the VWC, seems there isn’t a neighborhood that doesn’t have some of these. If you desire to live in the Village, look for one of those homes. Carmel Indiana Real Estate has 639 homes actively on the market today! Of those only 122 are ranches. It seems more and more people are wanting ranches; could be a sign of the demographics shifting to an older population?
Located off 116th just west of Rangeline and east of College is Fairgreen Trace. It is a small community of about 70 homes built by Trinity between 2000 and 2003.
There is very little turnover in this community with only two homes being sold in the last year. Both of those homes sold in about 100 days and at $118 a square foot. The homes range from 1650 sq ft up to about 2400 sq ft. Most are 3 bedrooms and two baths and no basements.
The average price is between $225,000 and $250,000 typically. One of the benefits of living in Fairgreen Trace is its proximity to the Monon Trail. The Monon offers 15 miles of biking, hiking and blading for the outdoor spirited. The Monon Center has both indoor and outdoor swimming and a lazy river!
Looking for a ranch in Carmel will lead you to many different neighborhoods, and Fairgreen Trace should be one of them. It’s proximity to Meridian and to the Carmel area makes it easy to shop, have dinner and enjoy the outdoors.

There are nearly 700 homes for sale in Carmel Indiana and I’m working my way through all of the neighborhoods. Did you know that you can actually search by neighborhood in Carmel; if for example you wanted to live in Williamson Run after reading this post!
Williamson Run is an older neighborhood built mostly in the early 90s. It is located just east of Keystone on between 96th and 106th. There are 186 homes in Williamson Run and currently there are no active listings. There have only been 8 that have sold since 3/1/09 through today 2/23/10 which shows the level of transition is very low.
Typically a home in Williamson Run is at least 3000 sq ft with a basement. The garages are split fairly evenly at two and three. There are many homes with three full baths and sometimes five bedrooms.
The average price per square foot runs $115 and they typically are not on the market for more than 90 days making this neighborhood a great area for appreciation and resale. Be sure to read all of the neighborhood reports for Carmel Indianan Real Estate.

There are currently 679 homes for sale in Carmel today! There are numerous great neighborhoods in Carmel and today I am highlighting Blue Creek Woods. The location is ideal; off of 106th just west of Gray Road and east of Keystone. That is ideal access to the interstate or downtown and those neighborhoods in that area sell quickly.
There are 69 homes in Blue Creek Woods, most of them built between 1984 and 1986. The typical price of a home in this area is around $250,000 to $275,000. Of the 69 homes in this Carmel neighborhood, 43 of them are priced over $250,000.
Currently there is just one home that is available in Blue Creek Woods. It is a 2100 sq ft home with four bedrooms but, without a basement on over a 1/2 acre lot. It JUST came on the market on 1/22/10. Homes do not come on the market very often, only four have sold in the last two years. That tells you something about the people who live there, they like it!
I sold a home in here in 2008 to an investor. He will make so much money, makes me wish I had bought it. It was a distressed property and definitely needed work. But he got it for $58 a square foot compared to the average in the neighborhood of $111 a sq ft!
