Homes Sold in Carmel 2011 Stats

Homes sold in Carmel for the year 2011 compared to 2010 were up 7% which is great news. There were 1324 homes sold in Carmel in 2011 compared with 1234 a year ago. ![]()
Nearly every quarter in 2011 outsold the quarters of 2010. Probably the only reason the 2nd quarter lagged was due to all the first time home buyers in 2010 in that time period trying to take advantage of the $8,000 first time home buying credit.
It is good to see amidst all of the negative rhetoric about the declining housing market that at the end of the year we can see our local Carmel Real Estate market exceed the levels of a year ago.
There was some bad news though. The length of time a home for sale in Carmel was on the market was one of those. In 2011, the average was 97 days, the median (most common) was 75 days…so still better than most cities in the country. In 2010, our average days on the market were 88 and the median was 65.
In addition we did see the average price of a home drop to $312,400 from $324,000 a year ago.
The Marchant Team sold 38 homes and our average days were 69; so we typically can sell faster than the average agent in Carmel.
We do this because we have experience in preparing a home for sale (i.e. staging), pricing the home correctly and marketing the home better than most (i.e. IVR system, enhanced website placement, etc).

Can’t Sell your home in Carmel – Top 3 Ideas

With so many homes for sale in Carmel, you want to be sure yours sells. Here are some ideas to be sure you aren’t one of those who can’t sell their home in Carmel!
- Did you price it correctly; not what you wanted to get for the home but what the market data say the sales price should be. We often hear, “I need to get ‘x’ for the home” and while we understand the financial investment you have made and what you need to go to the next phase, the market drives the price.
- Are you accepting every showing; with kids and pets this can
be a challenge for the most flexible seller. My advice to clients is to have a basket near the door so those last minute showings can be accepted. You throw every item down to the uneaten piece of toast into the basket; load it, the kids and the dog into your car and away you go. - Is your home show ready; have you had it staged. Studies have shown that homes that are staged sell faster and for more money. This is ESPECIALLY true if you have a vacant home.
Many times a seller will work with an agent that has been referred to them and after 90 days or so they are disappointed. They do some online research and find me and hire me as the 2nd or 3rd but always the LAST Realtor ®! I have a reputaton as a great REALTOR in Carmel. Top 10 Pricing Considerations to sell a Carmel Home

There are many things to think about when pricing homes for sale in Carmel; this is a list of the Top 10 Considerations and only a few are at the disgression of a seller:

- Condition of the Home (sell for an average of 96% of list price when in great condition; versus 92% in poor condition)

Updating your Carmel Home with Color

Maybe you are getting r
eady to sell your Carmel home, or maybe you just want a new look. Sometimes just changing the paint color can give you that new fresh look; without all the renovation dollars!
There is a great new tool out on the web that makes choosing a paint color easier. The tool is from from Sherwin Williams and allows you to upload your room photo and try out various colors.
There are great new Spring colors out too; Benjamin Moore has a great selection. Don’t be afraid to experiment; paint is cheap. If there is a little “bold” in your personality but your spouse/significant other doesn’t have that same gene, try it as an accent wall as middle ground.
As a buyer, don’t let bold colors in a home “color” your view of that home. Again, paint is cheap and very cosmetic. If the bedroom in a home you love is Pepto Bismol pink…no worries. It can be painted easily.

Carmel Indiana Most Expensive Homes for Sale

There are currently 669 homes for sale in Carmel Indiana. Of those homes, 168 are over listed at over $500,000. That is what we consider a luxury home. There are 34 homes listed at over $1,000,000.
The most expensive home in Carmel today is listed for $2,999,999 and is located in Bridelbourne (106th and Shelbourne). It has 9,411 sq ft (main/upper) with a master on the main level that is 32 x 24 (a normal bedroom is probably around 17 x 17) and five additional bedrooms all upstairs (often you will find a bedroom in the basement but they are all upstairs here).
The kitchen measures 30 x 19 with impressive tile.
There is an additional 2,536 sq ft in the finished basement. It has a home theatre, wet bar, sauna and very contemporary finishes.
It sits on 2.8 acres. There is an inground infinity pool, spa and tennis court. And there is a basketball court…hmmm…did a famous basketball player live here?
Are you a car collector…well this garage fits 6 cars!
This is a beauty and has been reduced a number of times; so could be had for a great price perhaps.
Taxes on this property run $26,000 a year and that is with exemptions filed.

Staging a Home for Sale in Carmel Indiana

Today there are 592 homes for sale in Carmel Indiana and 40% of those are older than 120 days on the market. Why aren’t they selling? Carmel is one of the most desired cities in the country; why does it have homes that are lanquishing on the market?
I think it might have something to do with staging a home for sale. I am a big believer in staging a home; so much that I pay for my seller’s to have this service done. I use Mandy who you will meet in the video to walk through the homes and she prepares a list for the homeowner and gives her ideas of what she would do. The seller and I are a team and we sit down and decide what makes the most sense to sell the home quickly and for top dollar. After we reach an agreement, I bring Mandy in to do the staging.

We have found that staging makes a huge difference and often will determine whether or not a home sells. Buyers are very particular and homes that are staged will stand out to them compared to the ones that aren’t.

Finding the Best Carmel Real Estate Agent

How do you go about finding the right REALTOR to sell your Carmel home? Everyone knows someone which is always a good way to start; a personal referral should carry some weight. Or you can always Google and see who pops to the top of the list. But how do you find the right one for you?
I recently interviewed for the job of a listing REALTOR and thankfully was hired, but their questions were so good that I thought I would share them with you in case you are about to interview a REALTOR.
- Describe your marketing plan and how it differs from other REALTORS?
- What are the three things we could do to improve the chances of our selling quickly?
- What are your average Days on Market and what how close to your list price to your listings sell for?
- Could you provide us with three letters of recommendation?
Notice they didn’t ask what I thought the property would sell for or what my commission was? They were about getting their home sold and finding someone who was qualified for the job. The market is going to determine the price your home will sell for and all REALTORS use the same data; anyone who tells you it will sell for much more is “buying the listing” and hoping you’ll reduce over time. So be careful with that as a criteria for selection.
Today I was at a home with my stager to do a walkthrough. This is one way to improve your chances of selling; having a stager walk through your home with a buyer’s eyes. She did several things including moving some furniture around, suggesting a paint color for an accent wall, and rearranging several pictures in the home. She is hands down my best way to improve your chances of selling.
Our homes in 2009 sold on average in 62 days, for 2010 we bumped up due to the economic conditions to 90; in both years we sold for 97% of list price. Our marketing plan in very focused on internet exposure and it does differ from an average REALTOR.

Top 5 Hints to Selling Carmel Indiana Real Estate

There are over 750 homes for sale in Carmel Indiana today, that excludes any condo’s. To understand if this is a lot of a little, we need to look at the number of homes sold in Carmel since January 1st. That number is 545. If 545 homes have sold in six months; that is about 90 homes each month. If we have 750 homes for sale in Carmel, we have a 8 months supply. A balanced market is usually right around a 5 month inventory. So, it is still a buyer’s market!
If you are someone who has your home for sale in Carmel, here are a five tips that might make it sell faster!
- Lighten the home up; leave the blinds, drapes, etc open as much as possible. Turn on the lights for showings.
- Size up the competition; walk through model homes in your area to see what a professionally staged home looks like to give you ideas and so that you understand what today’s buyer is looking for in a home.
- Define the space, be sure that each space in your home has a definitive use. Whether it is a dining room, an office, a spare bedroom…be sure it is just one of these!
- Look at your landscaping; this is the season to make sure it pops. Curb appeal is the first hurdle to showing your home to a prospective buyer.
- Price it right; be sure you are paying attention to the market and not your desire. Many homes are selling at the 2006 price point depending on neighborhood. Ask a Carmel Realtor to validate the price you have in mind.

Carmel Indiana Realtor gives Vendor Recommendations

There was a lot of Carmel Indiana Real Estate that sold in the last two weeks of April! The first two weeks saw 41 homes go under contract, but the last two weeks of April say 84 homes in Carmel sell! That is a 100% increase. Just in case you are curious, the first two weeks of May were still a tad higher than normal at 54 homes pending.

Carmel Indiana Realtor Understands Today’s Buyer and Seller

Selling Carmel Indiana Real Estate has its challenges, but understanding what a buyer and seller want is not challenging for this Carmel Realtor. There was a quiz recently posted at Realtor.org with 11 questions; I answered almost everyone correctly. 
Here are the first five:
1) What service do sellers want most from their Realtor? The answer is to price the home competitively followed by finding the right buyer for their home. When I price a home, I am looking at many factors. They include the condition of the home, updates to the home, the neighborhood comparables and reviewing the absorption rate. A seller’s motivation also may enter the equation.
2) What service do buyers want most from a Realtor? Nearly 50% of the people surveyed wanted help in finding the right home. For me this begins with listening to what the buyers says they want and then listening again when I am showing them homes. They may say the kitchen is the most important item but I may hear them talk about the yard each time they are in a home. Usually by the end of showing them 4 to 5 homes, I know their wants/needs better than they do!
3) How long does the typical buyer search before buying a home? According to NAR, most buyers will search for 12 weeks and typically view 12 homes before buying one. This is up signifciantly from 2001 when it was just 2 weeks. The internet provides more options and real time searches that appeal to people just starting the process.
4) What is the most common incentive that sellers offer to sell their homes? A Home Warranty tops the list. This is especially true if you have a home that is more than 5 years old. The nice things about a home warranty is that you can put it on the home as soon as you list it and then it is covered for the duration of your listing period and also 12 months for the new buyer. Many people scoff about the home warranty, but I could provide you with many satisfied clients who have received a new furnace, a new washer/dryer, etc from having the home warranty.
5) What features on a website do most buyers say is most useful? Pictures are most important. Without pictures, people will click forward to the next listing. One of the benefits of listing with the Marchant Team is that we pay premiums to both Realtor.com and Trulia to get up to 25 pictures (rather than the standard few) and we receive premium placement on the website getting your listing more exposure!
