Ranch Homes in Carmel with Basements for Sale

I think if I were looking for a home for sale in Carmel, a ranch styled home with a basement would be on my short list. The comforts of single floor living appeals to me greatly these days! I would also want a basement; after all these years I would need a place to store all the “stuff” from the kids moving out and leaving things behind!
I love being a REALTOR for many reasons but one of those reasons is the ability to just look at different types of housing on a whim. Today, I searched for my dream home. There are 59 ranches with basements for sale in Carmel. Three of those are over $1,000,000 so a bit out of my price point!
I would want at least three bedrooms and two full baths, so that takes me down to 44 ranch homes available. And then as I think more, I know I would want at least 1/2 acre or so in land, taking me down to 27 homes for sale.
That’s the wonderful thing about using a REALTOR; you can be as specific as you like or as general as you like. If I wanted to only live in West Carmel I could put in the zip code. If I wanted an inground pool, I could use that as a criteria.

Staging a Home for Sale in Carmel Indiana

Today there are 592 homes for sale in Carmel Indiana and 40% of those are older than 120 days on the market. Why aren’t they selling? Carmel is one of the most desired cities in the country; why does it have homes that are lanquishing on the market?
I think it might have something to do with staging a home for sale. I am a big believer in staging a home; so much that I pay for my seller’s to have this service done. I use Mandy who you will meet in the video to walk through the homes and she prepares a list for the homeowner and gives her ideas of what she would do. The seller and I are a team and we sit down and decide what makes the most sense to sell the home quickly and for top dollar. After we reach an agreement, I bring Mandy in to do the staging.
Studies have shown that 94.3 % of homes that are staged sell in less than 35 days. The stat speaks for itself. If you have a home for sale in Carmel and it is not selling, invite me in to talk with you about why I might be your next Carmel Real Estate agent!

Carmel Indiana Homes for Sale

There are a variety of ways to search for homes for sale in Carmel Indiana. On our website alone, you can search by map, by price point, by neighborhoods in Carmel or by sending me a quick synopsis of what you are looking for in your next home. Realtors have lots of features to make the home selection process easier.
Today there are 710 homes on the market; the graph shows the number of homes for sale in Carmel by various price points. But let’s talk about what you want in your next home.
For example, maybe a master on the main level is important to you. Most Realtors will pull ranch style homes for you, but as your Carmel Real Estate agent I would use the criteria “master on main” to get all homes with that criteria. In this case the number of homes with master on main is 316 and of those 108 are in two story homes.
Maybe you would like a large lot, something more than 1/2 acre. There are 129 homes today that have more than a 1/2 acre. Maybe a gourmet kitchen is something you want in your next home. Today, there are 99 of those listed, 19 that also have at least 1/2 acre of land and 14 that also have the master on the main level!
You can quickly see that a Realtor in Carmel has lots of options to get you started in your search and it is very easy for us to change the search criteria if you need something different.

Carmel Indiana Real Estate Year End

It has been an swesome year of blogging for the Carmel readers! This is the last post for 2010! I thought I would list a few of the best posts for 2010, share a few predictions for 2011 and give you an update on the Carmel Real Estate market.

Love a Neighborhood in Carmel

How do you find the right home for you in Carmel? Well first, you probably hire a Carmel Realtor!
Often you will look at a few homes and zero in on a neighborhood. The Marchant Team has created a tool for you to use by just the click of a button. You can search for your Carmel home by neighborhood. It will show you all of the active homes for sale in that neighborhood. This is a fairly comprehensive list (although not 100%) of all the neighborhoods in Carmel. If I have one missing that you are curious about just let me know.

Filing your Homestead and Mortgage Exemption

While I love to write about the events in Carmel and the Carmel Real Estate market, it is a necessity that I write about filing your exemptions. It will matter to everyone who owns a home in Carmel. The mortgage exemption reduces the assessed value of your home by $3,000 and the homestead exemption reduces the assessment by $45,000. You can only have exemptions on one home in Indiana.
Who needs to file:
- If you bought a new home
- If you refinanced your existing home
- If you changed your deed, maybe put it in a trust
The Hamilton County Auditors office is located at 33 N 9th Street, Suite 214 in Noblesville. Their phone number is 317-776-9602. Their hours of operation are 8:00 a.m. until 4:30 M-F.
You can also file at the Carmel/Clay Twp Assessor’s Office at 10701 N College Avenue; phone is 317-848-7116 or the Fishers/Delaware Twp Assessor’s Offic at 9090 East 131st Street in Fishers; phone is 577-0501.
Effectiver October 11th; you must bring a self addressed envelope if you want a receipt and you do. The receipt is the only proof that you filed the exemptions.

Relocating to Indianapolis Indiana

I spent a great deal of my Real Estate activities with out of town buyers. I usually give a tour that covers Geist Reservoir, Clay Terrace, The Monon Center/Trail, Conner Prairie, Broad Ripple, Meridian Kessler and of course, most of downtown. I try to go by Mass Ave, Conseco, Lucas Oil Stadium, White River State Park, Victory Field and more. It typically takes several hours but when I am finsihed the usual reaction is, “we had no idea there was this much to see and do in the Indianapolis area!”
So that got me thinking that a video might be a way to introduce people to our wonderful city. I would like to do one specific to Carmel next; let me know if you’d like to help with that project!

Carmel Real Estate agent tells a story

I received a referral from my BNI group awhile ago and it was quite the referral. She wanted to look and buy one particular home for sale in Carmel. That is probably every Realtor’s ® dream! You show one house, write a purchase agreement and head to the closing table.
I did convince her to look at that home and four others I had selected among other homes for sale in Carmel; I think it is important to be sure. Plus, I had never met this client before and I like to weigh in on the selection just as an objective third party. (After all, I may have to Sell the property someday!).
We met at the designated home and she had quite a bit of emotion in the home; she had seen it before during a period of time when her financial circumstances didn’t allow her to purchase it. The home was in a difficult resale area for a variety of reasons. She had dogs and the yard was non-existent and I did point that out to her.
You can’t be afraid to be the devil’s advocate in these situations; you want the home to be right for the client.
We looked at house #2, #3 and #4 without a reason to move off of our first choice. Then we got to house #5 and both she and her signficant other realized there was now a decision to be made. This house had a very large yard, beautiful layout and excellent resale values.
They ultimately chose house #5. We made a bid of 93% and they accepted the offer and she is so happy! I think it was very important to see other homes that day; knowing how important it was for her to have a yard for her dog and knowing how much she loved an open floor plan were key for me in knowing what to show her to compare with the “dream home”. It’s so important to listen and not push to get to the sale. In fact it is common for me to sell a home that I’ve shown one buyer to another buyer and sell it to the 2nd buyer. You want to match the client with the best choice of home for them. Understanding your clients is important to this Carmel Real Estate agent.
Here’s the difference perhaps between me and other Realtors, I want to sell you, “I have to have this house” rather than, “This house would work”.

We have found that staging makes a huge difference and often will determine whether or not a home sells. Buyers are very particular and homes that are staged will stand out to them compared to the ones that aren’t.
